Four installments and assessment roles
The 2026 installment dates are February 19, April 23, June 18 and September 17 for all property classes. Monthly preauthorized and mortgage-company accounts receive only the final bill. Monthly-plan final bills show revised withdrawals and the next December 1 amount.
MPAC assesses property value; Clarington, Durham Region and the Province set the municipal, regional and education portions. Different property classes have different rates. Do not treat the municipality’s portion as the entire tax bill.

New homes and supplementary notices
A new home may initially be taxed as vacant land until MPAC assesses the house. Supplementary house-value bills can follow up to two years later, retroactive to purchase, and there may be several annual bills.
Supplementary bills are issued June through November with at least 21 days before the first installment. Their due dates depend on issue, not the ordinary four dates. Pay billed amounts while assessment adjustments are processed to avoid penalties.

Transfers, credits and tax information
An ownership change costs $40 per roll number and needs a transfer or deed copy. Confirm the next due date with the lawyer or Taxation Services; late penalties still apply through a sale. Contact 905-623-3379 extension 2650 if billed for a home no longer owned.
Tax certificates use the online TCOL tool and require an assessment roll number, available in the Property Search Map. Verbal updates are offered only for 90 days after a certificate is issued; later information needs a new certificate.
